Great Chesterford Research Park - Science Village

This new and innovative project at Great Chesterford Research Park will provide 2396m2 of laboratory and office space.

The concept has been to provide a "creative village" atmosphere by accommodating the lettable spaces either side of an internal top lit communication "street".

The buildings are designed to provide flexible space for developing companies whose space requirement may be 500 sq ft, to say 12,000 sq ft.

Keen rents meant that the building has had to be designed at around £80 per sq ft.

To assist BCR in the Design Development, BPI from Cambridge University were incorporated into the Design Team to help formulate the best possible design for a naturally ventilated building.

BPI carried out ventilation and thermal modelling services to prove adequacy. Also full compliance to the new Part L has been incorporated into the design taking due regard of the 'London Toolkit' calculation.

The environmental performance of the building reflects a passive solar design approach using thermal ways and stack effect ventilation from the central street.

The project is due to go on site in the Autumn of 2006.
